Assessment is an intermediate value

Property tax here follows an assessment chain: market value multiplied by assessment ratio equals assessed value; assessed value multiplied by the tax rate equals annual tax. The model makes the assessment ratio visible because a headline market value is not always the number a local authority taxes.

Turn an annual levy into a monthly budget

A $420,000 home assessed at 80% has a $336,000 assessed value. At 1.2%, annual tax is $4,032, which is $336 per month for budgeting. That monthly figure is a division of an annual estimate, not proof that a lender escrows exactly that amount.

A neighbour's bill can mislead

Readers commonly enter a millage rate as an ordinary percent or use a previous owner's bill without allowing for reassessment. Exemptions, homestead caps, special districts, parcel classification, and a midyear purchase can also make a comparable neighbour's amount irrelevant.

An assessor decides the real bill

This is a housing-budget scenario based on supplied inputs. It cannot assess a parcel, look up an address, determine appeal eligibility, or predict a future levy. The assessor's notice and local bill remain authoritative for payment and due dates.

Record the local inputs together

For a purchase comparison, keep the value, assessment rule, rate year, exemptions, and payment schedule together. A low advertised rate can still yield a high bill when the assessed base differs.

Monthly budgeting should also show the payment rhythm. Some authorities bill once or twice a year, while an escrow account may collect a monthly amount that later changes after a review. Dividing annual tax by twelve makes competing homes comparable, but it does not turn an annual due date into twelve legal installments. A purchaser should request the latest bill and assessment notice, then test the budget with a possible reassessment instead of treating a listing's historical tax figure as permanent.

A parcel can carry assessments beyond its main dwelling. Verify land, improvements, special assessments, and exemptions individually before relying on one combined percentage. Keep the bill's jurisdiction and tax year beside the estimate.
